1. Do You Work Full Time?
One of the most questions to ask a real estate agent when buying a house is if he or she works full time.
You really don’t want an agent who does real estate as a hobby.
2. How Long Have You Been a Residential Realtor?
Experience doesn’t necessarily equal skill, but it can be a good gauge. You want an agent who has at least three years of experience in your region.
You want someone who is going to have a good understanding of the current market value in your area.
This makes it more likely that you will find the perfect home for you and put in the right offer.
3. How Many Houses Have You Bought or Sold in My Area in the Past Year?
There isn’t a hard answer to this question that you should look for. But, you won’t want to go with an agent that doesn’t typically work in your area.
Or one that has only sold a couple of properties but has dozens of homes on the market.
4. How Many Other Clients Do You Have Right Now?
Look for agents that offer a free consultation when buying a home, you want to find out if the agent has time for you.
You want someone who will answer your calls or call you back asap. You want an agent who will make time for you and listen to your needs. Not just someone who wants to make a quick sale.
While the number of clients can vary, it’s a good way to get a sense of how much time your agent has to work with you.
5. Do You Generally Work in My Price Range?
One of the most crucial questions to ask a realtor when buying is if your price range is their specialty.
Most agents have experience in a wide range of prices. But if they typically work with buyers who are looking at million dollar homes, your $550,000 budget may not be a high priority.
6. What’s the Best Way to Communicate?
These days, you don’t need to wait for your agent to send you listings. Most homebuyers search online on their own and connect with their agent about properties they like.
Also, agents often send emails and alerts from their MLS sites. Buying a house is a team effort.
You’ll want to know if your agent prefers to text, email or get a phone call. Find an agent that uses a communication method that meshes well with your style.
7. Will You Give Me References?
One of the most important questions to ask when buying a house is for a list of references.
Generally, three references is a good sample size. But you may want to talk to more people. A reputable agent will have no shortage of happy past customers.
If not, keep searching for a real estate agent to help you buy your home.
